61 Lavender Street is a 21-storey residential building with commercxial lots at ground level and 3-levels of basement carparking, which was originally a commercial building, which had additional floors added, converted to a residential building and strata titled in 2021. Construction is concrete walls & floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP102081 is a part building strata scheme occupying a stratum parcel in DP1272411, Blue BMC. The complex includes 2 other commercial/retail strata schemes SP102091 & SP102092.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
