22-36 Mountain Street is a 5-storey commercial building with retail lots at street level, which was built circa 1920's and an additional floor added in 2005. Construction is now painted brick walls, timber floors, timber/aluminium framed windows and a metal roof.
The building was extensively renovated and strata titled in 2005.
SP73608 is a part building strata scheme occupying a stratum parcel in DP1071897 The Fusion, which includes another multi-storey residential building SP74328 (known as 16-20 Smail Street), which has 2-levels of basement carparking.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
