300 Riley Street consists of a 6-storey & 2 x 4-storey residential buildings each with basement carparking, which were built in 1992 with cavity brick walls, concrete floors, aluminium framed windows and a combination of pitched metal rooves and flat concrete roof with a waterproof membrane with rooftop gardens. We enclose a plan of the complex.
SP42813 is a part building strata scheme occupying a stratum parcel DP827157 (there were no detail of the other stratum parcel Lot 2 in the records inspected).
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
While it is not a separate legal entity, the BMC normally maintains its own accounts, minutes and records.
We have not had access to BMC records and make no comment as to the affairs of the BMC.
