10-16 Vineyard Way is a 5-storey residential building with 2-levels of basement carparking which was built in 2012 with rendered masonry walls, concrete floors, aluminium framed windows and a metal roof.
SP83975 occupies a lot in Precinct Association DP280024 Plantations Precinct Association, which it shares with 5 other strata schemes. The Precinct Association (PA) community property consists of a heated pool, gazebo with BBQs, turf and garden areas with retaining walls, fencing and stormwater system, concrete driveways and concrete paths with bollard lights.
The PA is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the Owners Corporations (and any separate individual lots) in proportion to their Association Units of Entitlement.
In turn Plantations Precinct Association is one of around 95 lots in Community Association (CA) DP270347 Breakfast Point, which is the redevelopment of the previous Mortlake Gas Works site and now consists of a range of Strata Schemes, Neighbourhood & Precinct Associations and private houses. Community assets consist of Community Hall, Pavillons, Country Club, County Club tennis area, Country Club pool and spa, Administration Centre, Silkstone Park including water feature, Woodlands - pool and cabana, bitumen roads and pavements, landscaped grounds, gatekeepers building, street and pavement lighting, irrigation system, water tanks, storm water drainage system, gates and fencing, heritage brick fence, roads, footpaths, underground services, retaining walls and a flagpole.
We have not had access to the PA or CA records and make no comment as to the affairs of the PA or CA.
