4 Saunders Close consists of 2 x 13-storey residential buildings with basement carparking, which were built in 2013 with rendered concrete/masonry walls, concrete floors, aluminium framed windows and flat concrete rooves with waterproof membranes.
SP89133 is a part building strata scheme occupying a stratum parcel in DP1190543 The complex consists of 2 strata schemes SP89133 & SP89124.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
SP89133 is also one of 5 buildings (the others are SP89124, SP90450, SP90453 & SP91867) and a commercial/retail stratum occupying lots in Community Association DP270800 Macquarie Central Community.
The Community Association (CA) is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the Owners Corporations (and any separate individual lots) in proportion to their Association Units of Entitlement.
We have not had access to the CA records and make no comment as to the affairs of the CA.
