11-13 Spurway Drive consists of 2 x 7-storey residential buildings above a 3-level basement carparking station, which were built in 2019 with painted rendered brick walls, concrete floors, aluminium framed windows and flat concrete rooves with a waterproof membranes.
SP98192 is a part building strata scheme occupying a stratum parcel in DP271187, The Orchards. We were unable to determine the other stratum parcels in DP271187.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records. We noted there have been no BMC contributions paid to the BMC to date and presume the BMC may have yet to commence.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
