260 Coward Street is a 15-storey residential building with retail lots at street level & 3-levels of basement carparking, which was built in 2019 with part metal-clad rendered cavity brick walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP99677 is a part building strata scheme occupying a stratum parcel in DP1221649 East Square. The complex consists of 2 Strata schemes SP94599 & SP99677.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
SP99677 is also a building occupying a lot in Community Association DP1251230.
The Community Association (CA) is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the Owners Corporations (and any separate individual lots) in proportion to their Association Units of Entitlement.
We have not had access to the CA records and make no comment as to the affairs of the CA.
