16 Oaks Avenue (known as 17 Howard Avenue in the Strata Manager's records) consists of 4 x multi-storey residential buildings with basement carparking, which were built in 2018 with rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete rooves with a waterproof membranes.
SP98140 is a part building strata scheme occupying a stratum parcel in DP1241568, The Lighthouse. The complex consists of SP98140 and another Lot (Lot 2).
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to those records and make no comment as to the affairs of the BMC.
