18 Coral Street (known as 1 Duffys Lane in the Strata Manager records) is a 6-storey residential/commercial/retail building with basement carparking, which was built in 2003 with part rendered concrete/masonry walls, concrete floors, aluminium framed windows and a flat concrete & metal roof.
SP71623 is a part building strata scheme occupying a stratum parcel in DP1047260 Nesuto, a complex it shares with SP69927 (retail), SP71770 (commercial) and a Council Carpark.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
The Strata Manager advised Nesuto is not set up as a normal BMC. SP71623 pay all the accounts and manage the day-to-day running of the building and issue invoices to the other entities for reimbursement of costs.
We have not had access to those records and make no comment as to the affairs of the BMC.
