30 Anderson Street is a 13-storey mixed-use building with 6 retail lots at at street leval and 2-levels of basement carparking, which was built in 2017 with rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP94816 is a part building strata scheme occupying a stratum parcel in DP1222888 The Chatswood, a complex it shares with a retail strata scheme SP94817 and a single Lot.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels. The BMC derives its authority from the terms of a registered Strata Management Statement (SMS), a copy of which you should have received with contract documents.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to those records and make no comment as to the affairs of the BMC.
