8 Park Lane is a 26-storey residential/commercial building with 5-levels of basement carparking, which was built in 2014 with rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP89257 is a part building strata scheme occupying a stratum parcel in DP1181334, Central Park East (part of the redevelopment of the old Tooths Brewery site). The complex consists of 8 other strata schemes SP88765, SP89262, SP87881 SP89904, SP88565, SP89357, SP89975 & SP89976 and 2 separate lots.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
For this inspection we have not had access to the BMC records and make no comment as to the affairs of the BMC - any information on the BMC is from the SP89257 records.
