61-63 Church Avenue consists of a 2 x 14-storey residential buildings (known as Building H & J and Building K) with retail lots at street level and a 2-level basement carparking station, which were built in 2017 with partly-clad rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete rooves with waterproof membranes.
We enclose a plan of the complex.
SP94589 is a part building strata scheme occupying a stratum parcel in DP12222198, Mascot Central. The complex consists of includes another Strata scheme SP93096 and 6 other lots.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to the BMC records and make no comment as to the affairs of the BMC.
