2 Sergeant Street is a 12-storey residential building with commercial/retail lots at street level and 2-levels of basement carparking, which was built in 2020 with rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP101383 is a part building strata scheme occupying a stratum parcel in DP1247570 Edmondson Square. The complex consists of a Hotel/Commercial Lot, Retail East & West Lots, 2 x Residential Lots, Utility & Temporary Carpark Lots and 4 x residential strata schemes; SP101382, SP101383, SP101384 & SP101385.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to those records and make no comment as to the affairs of the BMC.
