3 Hosking Place is a 29-storey mixed-use building, which was built in 1998 with rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.
SP57347 is a part building strata scheme occupying a stratum parcel in DP878465, a complex it shares with SP57246 and SP57348.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
As part of our inspection we have conducted a limited review of BMC records for the purpose of identifying matters, beyond routine facilities management matters, likely to have a particular impact on individual owners/occupiers. Our comments are later in this report.
